• Develop specialty leasing plans to identify new clients and negotiate with prospective tenants to maximize income in line with the business plan • Plan and implement an events schedule to attract the target clientele, and attract sponsors • Review and authorize maintenance plans and ensure the development and implementation of technically sound preventative maintenance programs and effective corrective maintenance system to keep all the facilities, equipment, utilities, and networks in high reliable working conditions. • Supervise the performance facility management provider (including security, cleaning, and maintenance) to ensure mall is well presented and maintained at all times. • Ensure the highest possible standards of presentation are maintained in displays, fixtures, fittings and premises. • Ensure tenants abidance by tenant manual and ensure no violations occur, and impose penalties where applicable. • Develop and maintain a long term fruitful relationship with all existing tenants to ensure continued and future business • Prepare, review and adjust financial budgets, systems and processes and monitor performance against budget • Develop a structured business plan for the mall covering all key components of mall operation • Ensure smooth and positive relationship with suppliers and contractors • Develop and implement approved procedures and systems across all mall functions to ensure smooth co-ordination / co-operation among various internal departments to facilitate business needs and deliver positive customer and tenant experiences • Prepare plans and schedules for regular and periodic maintenance in coordination with relevant department heads and follow up on quality and execution • Prepare and develop marketing and annual event plans/calendar • Follow up on the collection of money owed from tenants and implementation of contractual terms • Resolve complaints and demands of tenants and work to resolve complaints and respond to their requests within the legal and contractual obligations • Follow legal procedures with respect to mall operations and tenant interactions • Develop and upkeep the corporate mall identity - ensure adherences to corporate brand guidelines • Work on improving customer service within the mall • Submit a monthly report to management covering progress achieved, revenues generated, issues met, action plan to address issues, ideas for improvement, and any other topics of concern.
